Prime and Super-Prime Property Finance
Acquisition and refinance for exceptional homes and estates held through companies, trusts and investment structures.
The solution
Prime and super-prime property is assessed differently from the mainstream market. Value depends on location, rarity and the strength of the sponsor, and many mainstream lenders will not look at it.
We arrange acquisition finance, refinance and capital raising against London prime addresses, country estates and landholdings, usually held through a company, trust or SPV.
Who it suits
- Owners holding property through a company, trust or SPV
- Investors and landlords with prime holdings
- International buyers acquiring in the UK
- Family offices consolidating or refinancing property

Finance that understands the property.
Prime assets rarely fit a standard valuation model. We introduce lenders who assess the building, the location and the borrower as a whole, and who are comfortable with complexity.
Typical arrangements
How this is used in practice.
Illustrative and anonymised. Each case is structured on its own facts.
A London townhouse refinance
A family office holds a central London townhouse in an SPV and wishes to refinance on better structure and release capital for other uses, without a sale.
A country estate with land
An estate combines a principal house, outbuildings and acreage. We introduce lenders able to value the whole, rather than treating the land as an afterthought.
An international acquisition
An overseas buyer is acquiring a prime London address through a corporate vehicle. We structure the facility around source of funds and the jurisdiction of the borrower.
What lenders consider
- Location, quality and marketability of the property
- Independent valuation and comparable evidence
- The borrower’s net worth and liquidity beyond the property

This page describes finance for companies, SPVs, trusts and investment borrowers. Orion One does not currently arrange regulated credit for individuals, and nothing here is advice on a regulated credit agreement.
