Private Bridging

Short-term finance with a clear route to repayment, arranged without a public process.

The solution

Bridging is short-term finance with a defined way out, such as a sale, a refinance or an incoming receipt. At this level it is often used to move before a sale completes, or to secure an opportunity while longer-term arrangements are made.

We introduce lenders who can assess substantial security directly and move to a decision without the case being shopped around the market.

Who it suits

  • Buyers who need to move before a sale completes
  • Owners completing a refinance already in progress
  • Investors settling an obligation ahead of expected proceeds
  • Advisers whose client needs a short, well-structured bridge

From purchase to finished refurbishment.

Bridging buys the time to acquire a property quickly, refurbish or reposition it, then sell or refinance onto longer-term finance. The plan, and the exit, are what lenders underwrite.

Typical arrangements

How this is used in practice.

Illustrative and anonymised. Each case is structured on its own facts.

Securing an acquisition

A buyer has found a property and must exchange before the sale of an existing one completes. A bridge is arranged against the property already held.

A refinance in progress

A longer-term facility is agreed but not yet available. A short bridge covers the gap, with the refinance as the stated exit.

Settling ahead of proceeds

A client must meet a significant obligation before funds from a sale or distribution arrive. Short-term capital is arranged against other substantial security.

What lenders consider

  • The strength and clarity of the exit
  • Value and marketability of the security
  • Legal title and any existing charges
  • The borrower’s experience and wider position
